Most people know that to qualify for a mortgage to buy a house a borrower will need to prove their monthly income. This concept isn’t necessarily as straight forward if you are paid on commission or are self employed. Luckily most Mortgage Loan Officers are also paid on commission making them  familiar with the process, and equipped to help you. Here is what you need to know about getting a mortgage when you are commission based or self-employed Only “verifiable” income can be used to qualify for a mortgage Different mortgage programs have varying rules when it comes to handling commission income Commission income CAN be used to qualify if it meets certain criteria For Government (FHA, VA, USDA) & Conventional Loans borrowers must have 2 years of commission income and income will be averaged for the last 2 years To document this borrowers must provide signed copies of tax returns for 2 years as well as their most recent pay stub Borrowers whose incomes reflect a significant decrease from one year to the next must show compensating factors to demonstrate why that decrease took place Future & predicted income can NOT be used to qualify for a mortgage. People file for bankruptcy for a variety of reasons both personal and business. Although there are many rules regarding bankruptcy and home buying it is still possible to purchase a new home if you have filed for or gone through bankruptcy in the past. We discussed the topic with some of our licensed loan originators in Grand Rapids & Brighton, MI to find out how bankruptcy affects mortgage qualification. The first thing to understand is that there are different types of bankruptcy that individuals can file. The two types of bankruptcy that we will discuss today for the purposes of mortgage qualification are Chapter 7 & 13. Chapter Seven Bankruptcy: Chapter 7 is designed to eliminate a person’s unsecured debts often including credit card & medical bills. To file chapter 7 the applicant must usually have little to no disposable income. Those people who earn too much money are often required too use Chapter 13. Chapter Thirteen Bankruptcy: Chapter 13 is a process for re-organizing a payment plan for the debtee to pay back their debtors at least a portion of their debt in an organized format. This form of bankruptcy is typically for those individuals who have a regular income. […]

Wow, has it really been so long since our last post?  As the bard said, “the cobbler’s kids have no shoes” and we have been busy building out sites and posting social media updates for our customers and neglected to keep ours updated.  From here on out we will make an increased effort to post to more frequently and provide site visitors with news, and some tips and tricks. The internet is becoming a very hostile place and you have probably seen articles on the web or stories in the news about sites being hacked and privacy compromised. From banks, to stores to government organizations the internet is full of targets for criminals to attack and try to steal information and spread infections. In the residential computing world, cyber-thugs will attempt to blanket attack known systems with weaknesses (like free email services) and they don’t know, or care who you are personally.  They are just trying to gain access to your computer or device and use them to infect others connected to you or people in your contacts list.  These systems infected en’ masse will be called upon and used in other attacks at a later date, usually without the owners knowledge. Over the course of the last six months there has been a rise in more targeted and personal attacks called “spear-fishing” where an email, facebook, linkedin account or other online system is compromised and then used to reach out to that individuals friends, colleagues and contacts to trick, defraud or infect them pretending to be the compromised person.  In some cases these attackers do a great deal of research about the targeted individual in order to be more convincing to those in their digital rolodex.  We have even seen public images “right-clicked” and saved to be used in creating dummy sites with a person’s real name and images from their legitimate profiles.  This is why it’s important to turn on privacy settings and lock down any profile you have online so the general public cannot see or steal any of your information.
