Google Begins Rolling Out Its Latest Algorithm Update – Google Panda 4.2

Google’s Gary Illyes has confirmed that Google started rolling out Panda update version 4.2 last weekend, affecting 2–3% of queries.

Google algorithm updates always rouse a storm on the internet community as they directly affect website rankings. The latest such refresh is Google Panda 4.2, which began on 18th July, 2015. However, the rollout is extremely slow and that’s the reason people didn’t notice it. Unfortunately, once Google begins rolling out one of these updates, it is too late to apply changes that will have any effect during the rolling out phase period. As we have seen previously, these updates have a cut-off date and any changes made after this date will be applied to the next refresh or update.

Have High Home Prices Hit Their Limit? There is so much demand for housing and so few homes for sale that prices have nowhere to go but up — unless of course they get so high that potential buyers have no choice but to back away. That may be what is happening now. After hitting a peak in March of this year, price gains month to month have been coming down. In July, the latest reading on home prices, the price gain compared with a year ago stabilized at 6.2 percent. That annual gain had been accelerating in every other month this year, according to Black Knight Financial Services. Historically, home prices have always lagged sales, and sales have been falling for the past several months. While prices are not falling, the gains are cooling. National home price reports don’t speak to the thousands of local housing markets, but some of the nation’s biggest areas are seeing changes. In Southern California, prices are still up considerably from a year ago but seem to have stalled, according to CoreLogic, a real estate consulting and analytics firm. The biggest problem is lack of supply in more affordable price ranges. Southern California Home Prices Southern California’s median sale price stayed largely still this summer, hovering right around $500,000 between June and August, said Andrew LePage, a research analyst at CoreLogic. “But this summer’s year-over-year gains each month averaged 8 percent, an increase from an average gain of 6 percent last summer,” LePage said. “The 7.5 percent year-over-year gain in the August 2017 median sale price understates the rise in the cost of homeownership over the past year because a roughly 0.5 percentage point gain in mortgage rates over that period has caused the mortgage payment – principal and interest – on that median-priced home to increase nearly 14 percent.” Washington D.C., Home Prices In Washington, D.C., where prices have been hitting new peaks recently, the median home price in August fell more than 5 percent annually, according to the Greater Capital Area Association of Realtors, and home sales consequently moved higher. As more and more millennials, the largest population cohort, age into their homebuying years, affordability is playing a bigger role in overall sales. The share of first-time buyers has been low for several years and moved even lower in August. The supply of homes for sale is weakest at the lower price ranges. A new survey from the National Association of Realtors found that more current renters think now is a good time to buy a home, but fewer plan to do so, even though most expect their rent to rise next year. They simply can’t afford the down payment on the current high-priced homes. “Even though the typical down payment of a first-time buyer has been 6 percent for three straight years, two-thirds of respondents indicated that saving for one is difficult right now,” said Lawrence Yun, chief economist for the Realtors. “Rents and home prices have outpaced incomes in the past few years, and this is undoubtedly impacting their ability to put aside savings for a home purchase, even if they increasingly believe it’s a good time to buy.” Heading into next year, Yun says higher home prices and a limited inventory of affordably priced homes will likely keep holding back some renters who would prefer to be homeowners. Even buyer competition, which remains incredibly high, may be finally cooling. A recent report from real estate brokerage Redfin showed that while annual price gains were still high, monthly gains over the summer were flat. That may be the result of fewer bidding wars. “The real estate market still favors sellers, with strong demand and rising prices, but perhaps less so now than earlier in the year,” Redfin CEO Glenn Kelman said in a statement. “Newly listed homes are selling faster in 2017 than in 2016, but … the gap between 2016 and 2017 is narrowing slightly. Normally such differences wouldn’t be worth mentioning, but Redfin managers of coastal markets where demand has been strongest are now reporting that some buyers are stepping back from higher prices.”

If we wrote an article about the Best Real Estate Companies to work for in Los Angeles ,CA, we’d be biased and you know we would rank ourselves as the Number 1 Real Estate Company to work for in Los Angeles (which we did). Instead of writing about how wonderful we are, we thought we’d write an entry about where we would hang our license for employment as a Los Angeles Real Estate Agent if our company REH Real Estate didn’t exist. None of these companies on our list know that we are writing this, and we are not being compensated to endorse any of them. In addition, our recommendations are based on more than just sales figures. They are also based on our personal interaction with them during inquiries and/or actual transactions. What are the qualities that make up a Top 10 Real Estate Company in Los Angeles? They Know their Company Culture and they protect their DNA. You can’t be everything to everyone and any real estate company that tries to satisfy the desires of every agent that walks through their doors is bound to fail. This isn’t 31 Flavors.  As technology has advanced, more and more companies have become “virtual.”  The benefit of not having a physical location is the lower overhead for the broker or principal. This savings is usually passed on to the agent or broker in the form of a higher commission split and/or tools for your business. The downside is that you don’t have an office to work out of or a conference room to meet clients at.  For some this is acceptable.  Other Real Estate Agents prefer a physical office to work out of in an effort to avoid the distractions that can take place at home. Oak Versus Palm Tree

Are You An Oak Tree or a Palm Tree? If you had a choice which would you rather be; an Oak Tree or a Palm Tree? (There’s a moral to this entry if you get through the “science-y” part of it.) Oak trees are known for being massive in size and height. These trees mature greatly over a many number of years. They have strong sturdy roots that run deep into the depths of the earth. Anyone who is head strong, brave, courageous, and attacks a situation head on would associate themselves with an Oak tree. Palm trees on the other hand are known for their beauty, long slender structure, and always associated with warm climate environments. Their leaves are quintessential to religious traditions, as they are a part of the resurrection celebration every Easter holiday. Someone who stands tall with their head held high through the hassles of each day, and yet still remains strong would choose to be a palm tree. How Each Tree Responds to a Storm Their Trunks Both trees are beautiful to look at, but when confronted with strong winds, the two trees respond differently.  An oak tree’s robust trunk can support a huge weight of branches, but has very limited flexibility which allows it to be uprooted and blown down if the wind is strong enough. Contrast this with the palm tree who’s trunk can bend over 40 or 50 degrees without snapping. The Leaves Oak trees rely on their beautiful canopy of branches, twigs and leaves to spread out and grab as much sunlight as possible. This creates a canopy effect which can also grab a lot of wind and water. In a bad storm, the canopy can act as a sail and pull the tree over; branches can easily be ripped off, as well as the detachment of the whole canopy. Meanwhile, think of a palm tree. They have no wide-spreading branches, rather huge leaves with a central, flexible spine – like enormous feathers, notes Metcalfe. In nice weather the fronds spread out and make a fine canopy, but in instances of strong wind and water … what do the fronds do? They fold up! With less resistance against the elements they are much more likely to make it through intact. Of course some leaves may suffer and palm detritus is part and parcel of storm clean-up, they are much easier for the palm to replace than a whole canopy of branches the oak would have to replace. How Do You Respond to a Storm? Are you one that is big, strong, and can stand tall through any type of weather or situation? Those who associate themselves with the Oak have an “I shall not be moved” temperament. Are you one that is tall and linear in size, and has the ability to be very limber in the midst of a storm. Those who associate themselves with the Palm, have an “I adjust to my surroundings” temperament.” Being an Entrepreneur Associating yourself with either one of the trees is neither right or wrong.  We all are who we are and God wasn’t having a bad day when he made any one of us. The takeaway here is to appreciate the strengths each one of them has and see what if any qualities we can borrow.  The oak tree’s strength is a marvel, but so is the palm trees durability & flexibility.  Be strong, but be flexible. As an entrepreneur, we all have a plan-until we’ve been kicked in the gut.  Learn to adjust your plan and still stay strong and focused on your long term goal. There will be times in life when you will need the oak tree’s “I shall not be moved” mindset.  Entrepreneurship is hard, both physically and emotionally. Doubt, anxiety, despair–along the way, every entrepreneur struggles with those feelings. You will need to be physically strong, but more often then not-you will need to be mentally strong. There will be times in life when you will the palm tree’s  “I adjust to my surroundings” temperament. Don’t let every uprising situation and circumstances break you. Lean and sway in the direction the wind pushes you. Go with the force instead of against it.  You cannot control the circumstances around you-but you can control how you respond to them. I can guarantee you will never meet an entrepreneur who doesn’t have great self-belief. With so many risks to take, so much money to invest and so much time to spend, do you think all that would be easy if they weren’t confident in their ability to transform their idea into a profitable business? Entrepreneurs definitely don’t see themselves as invincible, but what they do see is that a job – no matter how difficult or challenging – can be done with the right attitude, work ethic and expertise.
